Question 1

How do I determine the value of my property?

Accepted Answer

With Qspot, you don't have to worry about valuing your property. We arrange a professional appraisal and guide you step by step, ensuring you always get a fair and market-based price.

Question 2

Which documents do I need to sell my property?

Accepted Answer

Selling a property involves a substantial amount of administration, as legislation is designed to protect buyers through a comprehensive information file. To start a sale in a legally correct way, documents such as an official title deed, cadastral records, and property plans are essential. In addition, many mandatory certificates are required, including a recent soil certificate, the energy performance certificate (EPC), an asbestos certificate (in specific cases), and an electrical inspection report. Urban planning information, flood-risk information, and the post-intervention file should also be available, alongside additional supporting documents. When selling an apartment or a unit within a co-ownership structure, specific syndic documents and the building statutes are required as well.

However, merely collecting these documents is not enough. It is crucial that all documents are reviewed and analyzed thoroughly for potential irregularities, easements, or restrictive conditions. In many cases, additional checks or clarifications with official bodies are needed to avoid later disputes or legal pitfalls during the sales process.

At Qspot, we take this complex puzzle entirely off your hands. We not only manage the full collection of all required certificates and plans, but also provide the professional framework needed to verify and interpret every detail carefully. Thanks to our in-depth expertise in administrative and legal real estate management, you can be sure your file is technically and legally in perfect order, allowing you to sell your property with confidence and full transparency.

Question 3

What are the costs when selling a house?

Accepted Answer

Selling a property involves various costs that often only become fully clear during the process. In addition to any agent fee for commercial support, there are costs related to collecting mandatory certificates and documents. Think of the EPC request, asbestos certificate, soil certificate, and required urban planning information. You should also consider electrical inspection costs and, where applicable, the cost of obtaining information from the syndic. There may also be costs linked to releasing an existing mortgage.

At Qspot, we believe a successful sale starts with mutual trust and a clear financial overview. That is why we ensure this aspect is handled with maximum transparency. From the very first meeting, we map expected costs in detail, so you know exactly what to expect from day one. No fine print or hidden fees afterwards, but a fair and transparent overview. Our mission is to fully unburden you so you can focus on the next step of your real estate journey, while we ensure your file is handled smoothly and without surprises.

Question 4

What are my obligations as a landlord?

Accepted Answer

As a landlord, you carry significant responsibilities that go beyond simply making a property available. Legislation sets strict quality and safety requirements, obliging you to deliver a property that meets basic standards of hygiene and habitability. You are also responsible for maintenance and repairs that cannot be attributed to the tenant, and you must guarantee the tenant's peaceful enjoyment of the property.

Administrative obligations are extensive as well: from registering the lease agreement on time and providing required certificates such as the EPC and, where applicable, a conformity certificate, to correctly blocking the rental deposit and carrying out a detailed move-in inventory.

Navigating this web of laws and obligations can be complex and time-consuming for owners. At Qspot, we provide the professional framework needed to meet all these obligations flawlessly. We safeguard the legal compliance of your contracts, coordinate technical files, and act as the expert point of contact for your tenant. By entrusting these tasks to us, you can be sure you are fully compliant with the most up-to-date legislation. At Qspot, we turn your obligations into worry-free management, so you can rely on a sustainable and profitable rental with peace of mind.

Question 5

How do I choose a good tenant?

Accepted Answer

Choosing the right tenant is arguably the most important step in the entire rental process, since a good match is the foundation for worry-free returns and the preservation of your property's value. A solid selection starts with objective screening based on solvency and reliability. This means verifying whether the tenant has sufficient financial capacity to comfortably carry monthly rental costs, while also assessing the candidate's overall profile and motivation.

At Qspot, we elevate this selection process by combining our personal approach and years of experience with a strict professional framework. We do not believe in assigning the property to the first available candidate, but in qualitative screening where we meet each candidate personally. We collect the necessary evidence, verify references, and weigh the tenant's needs against the specific characteristics of your property.

With Qspot's guidance, you do not need to rely on gut feeling; you can rely on substantiated advice. We act as your professional filter and present candidates who meet the criteria. This minimizes the risk of non-payment or rental damage and supports a sustainable relationship between you and your tenant. At Qspot, a good tenant is never a coincidence, but the result of a careful and expert selection process.

Question 6

Can I sell my property while tenants are still living there?

Accepted Answer

The answer is clearly yes: you can absolutely sell your property while tenants are still living in it. The lease agreement generally remains in place, since the new owner takes over the seller's rights and obligations. Although this does not undermine the property's saleability, it is essential to account for a specific legal framework and the right etiquette to ensure the process runs smoothly for all parties.

The tenant has the right to peaceful enjoyment of the property, which means viewing appointments with prospective buyers must always be arranged in proper consultation. There are also strict rules regarding notice periods and lease registration, which determine how and when the new owner may terminate the tenancy for personal occupancy. Ignoring these nuances can lead to delays or legal disputes at the negotiation table.

At Qspot, we provide professional and diplomatic guidance throughout this trajectory. We act as the central intermediary between you, the tenant, and prospective buyers. We set clear arrangements for viewings, correctly inform the tenant of their rights, and ensure the buyer receives the right information about the existing lease agreement. Through our personal approach, we preserve a good relationship with your tenant while maximizing your sales objectives. With Qspot, you sell with peace of mind, knowing both legal requirements and the human side of the file are managed perfectly.

Question 7

What are the benefits of hiring a real estate agent?

Accepted Answer

While it may be tempting to handle your property sale yourself or to proceed only through a notary, engaging a specialized real estate agent offers major added value, especially in terms of peace of mind. Selling a property is far more than listing it on a portal; it requires a proactive commercial strategy, in-depth market knowledge, and constant availability. Where a notary mainly focuses on the legal deed and private sellers often lack emotional distance, an agent acts as the active sales engine who not only receives candidates but also actively convinces and guides them.

Choosing Qspot over a large local office or a purely administrative sale lies in the intensity of our support. We have a targeted network and the commercial leverage needed to place your property in front of the right audience. Private sellers often also lack the screening tools and negotiation techniques required to achieve the best possible offer.

At Qspot, we combine this commercial sharpness with the legal depth you should expect from a professional. We filter curious visitors from real buyers, conduct negotiations in a structured and substantiated way, and secure the full file from start to signature.

Choosing Qspot means choosing a partner who is truly on the ground and who, unlike the often more passive approach of a notarial sale, proactively searches for the best match for your property. With our personal approach, we ensure high-quality presentation and precise follow-up of every contact moment. You get the best sales outcome without the stress of administration, viewings, or the complex legal documentation involved in a modern real estate transaction.
